Nirvana Beyond Rama 9 · Krungthep Kreetha is a luxury single-dwelling residential project built on a strong architectural thesis — angular volumes, visible structure, no polite symmetries. Five distinct house types, each targeting a different slice of the design-literate HNW buyer market.

The challenge

A small pool of buyers. A strong design thesis. No room to dilute.

Nirvana Beyond wasn't trying to reach everyone — the architecture would lose half the audience at a glance. They needed buyers who would pay a design premium. The problem: that audience is tiny, hard to find through standard targeting, and standard audience-expansion tools tend to dilute it back into generic HNW the moment you scale budget.

Tiny qualified seed

Initial first-party audience: ~800 known design-literate HNW buyers across Bangkok, HK, Singapore and Tokyo. Not enough volume to run a serious paid-social campaign at scale.

Generic lookalikes dilute

Platform-native lookalikes expand on coarse demographic signals, not taste. Five rounds of expansion and the audience looks like generic HNW, not design-savvy.

Five house types, one budget

Five distinct typologies each needed its own lead flow and creative — but pooling them into one campaign meant the wrong buyers saw the wrong product.

Tagged 800 known design-literate buyers by their real engagement signals — not demographics. Architecture follows, interior brand purchases, publication reads.

Taste-aware expansion

AI model learned the engagement pattern — not the surface traits. Expanded the pool by following the pattern outward, rejecting candidates who only matched on income.

Quality score gate

Every new candidate runs through a quality score. Budget only flows once the model is confident the lookalike shares the seed's behavioural fingerprint.

House-type routing

Each of the 5 house types gets its own sub-model. Buyers matched to Type C creative see Type C; no wrong-product impressions, no budget leak.
