- MLS
- Multiple Listing Service
A database of properties for sale, maintained by a broker cooperative. MLS feeds are broker-only, with strict syndication rules — IDX is the consumer-facing surface of MLS data.
- IDX
- Internet Data Exchange
The standardised format for displaying MLS data on public-facing agent sites. Licence required — non-brokers accessing IDX without rights is a common compliance pitfall.

- Structured listing export
The standardised data format (often RETS, JSON, or XML) that feeds data from one system to another. Every portal has its own feed format — our adapters handle the per-portal plumbing.

- Portal Terms of Service
The legal contract governing how listings can appear on a portal — image rights, uniqueness rules, description formatting, lead routing. Violations trigger account warnings or suspension.

- Digital Asset Management

An overlaid agency logo or signature preventing re-use. Our platform never removes watermarks we don't have rights to — compliance first, always.

- Price per square foot / metre
The unit price per area — SG uses psf, MY uses psm, Indonesia psm. Regulated portals require the unit-price to appear alongside the headline price in specific formats.

- Strata title / subdivision
Legal subdivision of a multi-unit building. Strata year (year of original strata title registration) must be disclosed on listings in SG, MY, and AU for resale compliance.
- Tenure
- Freehold / leasehold
The ownership type — freehold (perpetual), 99-year leasehold, 999-year leasehold. Tenure dramatically affects value and must be disclosed on every listing.

- Comparative Market Analysis
A price-support document using comparable recent transactions. Our platform auto-generates CMAs from the caveat/MLS data and attaches them to listings on request.

- Audit log of listing price
Every price change — with timestamp, editor, previous value, new value, and propagation receipts. Required for compliance audits; useful for seller transparency.
- Verified listing
- Portal-verified authenticity
A portal's authenticity badge — usually requires photo verification, ownership confirmation, or physical visit. Boosts listing visibility and buyer trust on portals like PropertyGuru.
- SEO slug
- URL-friendly listing identifier
The listing URL portion (e.g. /3-bed-condo-tampines-456). Well-formed slugs carry location, type, and key attributes — critical for SEO and agent-site traffic.
